Luxury Estate Guru Review: Wallich Residence By GuocoLand Limited

Labelled as one of the top luxury residences driving foreign interest, Wallich Residence had a strong entrance in 2018 with its location in the land-scarce downtown area and a hefty price tag by Guocoland of $108 million. 

Details of the development 

Wallich Residence is located along Wallich Street in District 2, where the residential units are located within the 39th to 64th floors of Tanjong Pagar Centre. It will feature only 181 residential units. Wallich Residence is developed by Guocoland, which is a reputable property developer that is listed on the Singapore Exchange Securities Trading Limited since 1978. Some of their famous works include Martin Modern, Sophia Residences and Leedon Residences. 

Where can you find Wallich Residence?

A quick look and you can see how it takes only a short 2 minutes walk to reach Tanjong Pagar MRT station. Tanjong Pagar MRT is connected to the East-West Line, and is also directly within the Central Business District area, where most of the office towers lie. This is something you can consider if you are working in the vicinity. 

And what I noticed is the number of dining options in the vicinity, with some incredibly famous (and delicious!) mentions like Kajiken and Two Blur Guys available. A short walk across the street also brings you to the Tanjong Pagar Plaza Market as well. 

Alternatively, you can also take a 14 minutes walk to reach Downtown MRT station, which through this route you will also pass by The Westin Singapore that is famous for their luxurious spread at their buffets. Other notable mentions also include Amoy Street Food Centre and Robinson Centre. Downtown MRT connects to Downtown Line (DTL) itself. 

The Downtown Line (DTL) is already completed ever since 2017, even though there are extensions planned ahead as well. From Downtown MRT station, you can also reach Bayfront in just one MRT ride, which connects to the Circle Line. Two stops in the other direction also brings you to Chinatown, which reaches to the North-East Line too. 

Attractive advantages of the property 

A significant selling point of Wallich Residence would be how it resides directly within Tanjong Pagar Centre. Tanjong Pagar Centre provides 6 levels of retail space and also the dining options of a 5 star business hotel. In addition, it also has a 150,000 square feet urban park too. As I have mentioned before, Tanjong Pagar Centre is right beside Tanjong Pagar MRT, meaning you can also reach other destinations in the central region fairly easily. Wallich Residences is also connected to Ayer Rajah Expressway, Shenton Way and Tanjong Pagar Road, which is also something to consider if you have your own mode of transport. 

Wallich Residence is also a short 10 minutes’ drive away from the Sentosa, which is family-friendly for its Trick-Eye Museum, resorts and Theme Parks available. This also includes the Universal Studios, which is currently still expanding to accommodate for greater entertainment options. Recently, it has been revealed that these new expansions will include a Minion Park and a Super Nintendo World. 

Finally, if you have children that are schooling, you would want to know the educational options near Wallich Residence. Currently, Wallich Residence is within proximity to these schools: 

  • Cantonment Primary School 
  • Outram Secondary School 
  • Catholic Junior College 
  • Singapore Management University 

However, there are more options if you wish to commute via your own vehicle and not through public transport. For example, Raffles Girls School is within 10 minutes drive, and Hwa Chong Institution is within 15 minutes drive via the Ayer-Rajah Expressway as well. 

With regards to facilities, you can first expect a residents’ lounge at the entrance. Moving up, there is a variety of sky gardens at different floors, including casual dining rooms for a more private setting to dine in. For social gatherings, there is also a BBQ Grill situated at the upper viewing deck, where you can enjoy your meal while enjoying the view of the horizon from the tallest tower in Singapore. Other notable mentions also include a library, theatrette and a networking suite as well. 

A final mention would be the glass cantilevered balconies, which I believe is a great use of the tower’s height to provide a greater view of the whole landscape of Singapore, which is hard to find elsewhere. 

Final Thoughts on Wallich Residences 

Honestly, residing within Tanjong Pagar Centre is certainly a great convenience, and the number of amenities around the area including food markets, cafe spots and MRT stations are all cherry on top of the cake. It also helps that Wallich Residence is developed by Guocoland, a reputable developer. 

The number of units in Wallich Residences are quite small, which might mean that the maintenance fees will be relatively higher since it is more exclusive. But this also means that there is more privacy and comfort in using the facilities, which may be a priority for you instead.

Location 5/5

As I mentioned above, Wallich Residences being situated within the Central Business District area and near to the central area where entertainment options are shows that it has a good location. And with the recent plans from URA to revitalize the area and make it more friendly and exciting post-office hours, you can expect Wallich Residences’ location to increase in value overtime. 

Quality 5/5

As for the quality, I have to say that Guocoland is one of the most reputable developers in the property scene. They have earned numerous awards such as the Building and Construction Authority (BCA) Green Mark Awards and Leadership in Energy and Environmental Design (LEED) Pre-Certification, as well as real estate awards honouring the best property companies such as the International Property Awards, FIABCI Property Awards, BCI Asia Awards. 

Wallich Residence is connected to Grade A Office Towers and luxury hotels, which also proves that the residential units will be of equal or higher quality as well.
